How long does it take to find a tenant?
The timeline depends largely on pricing strategy. A more aggressive rental price may take longer to secure a tenant, while pricing at or slightly below market can reduce vacancy time. We work with you to align pricing with your goals, but in most cases, we’re able to place a qualified tenant within approximately 30 days.
What do you charge for tenant placement?
We charge 50% of one month’s rent, with a minimum fee of $500. This covers the full leasing process, including marketing, showings, screening, and lease preparation.
What screening criteria do you use?
We work with you to establish screening criteria that fit your preferences. As a general standard, we look for:
- Income of approximately 3x the monthly rent
- Minimum credit score of 650
- Stable employment history
- Positive landlord references
- Background checks in compliance with Colorado law
Our goal is to place reliable tenants who will take care of your property and pay on time.
Do you provide lease agreements?
Yes. We use professionally prepared, attorney-reviewed lease agreements that are updated annually to stay compliant with Colorado’s evolving rental laws.
What happens after the tenant is placed?
Once a tenant is approved and has paid all required deposits and rent, we coordinate the move-in process. This includes a detailed move-in inspection with both video and written documentation to clearly record the condition of the property.
We also ensure utilities are properly transferred and handle key delivery. After move-in is complete, our tenant placement service concludes and you take over ongoing management of the property.
